Summary
Fulshear Marketplace is a 16-acre mixed-use development that thoughtfully connects downtown Fulshear with growing neighborhoods and schools to the north and east. The project features walkable, narrow streets with wide sidewalks, dining patios, and several oak tree–covered outdoor green spaces that create a welcoming and vibrant community hub. By preserving a significant number of mature oaks and integrating terraces and courtyards into the natural hillside, the design enhances comfort and creates a unique microclimate for outdoor gatherings.
As families move from Houston seeking affordable homes, better schools, and a suburban lifestyle, Fulshear Marketplace offers a new kind of main street experience. It provides local, meaningful shops and restaurants that foster social connection and support the community’s desire for authentic neighborhood places. The Marketplace invites residents to gather, relax, and spend time together, making it a true third place for work, play, and connection.

Urban Spirit to Suburban Life
Inspired by the rhythms of daily life and the migration of families from Houston’s urban core to the suburbs, the design reflects a desire for a more meaningful, human-scaled environment. Many residents moving westward are seeking better schools and more affordable homes, but they also miss the authentic restaurants, local businesses, and social spaces that defined their former neighborhoods. Fulshear Marketplace fills that void, offering a third place that blends everyday utility with community connection. Whether enjoying a coffee on a patio, attending an outdoor market, or letting kids explore the shaded lawn, families will find something here for all ages, and reasons to return.




Placemaking via Preservation
A defining feature of the project is its deep respect for the existing landscape. The site was once a rural homestead, featuring large native oaks, rolling topography, and a Texas meadow, elements typically erased in conventional development. CultivateLAND guided the team to flip that narrative.
Through thoughtful grading, site-sensitive design, and a landscape-first approach, the oaks were saved and turned into a central asset. The result is a welcoming, climate-resilient setting that reduces infrastructure costs while enhancing the user experience, proving that good design and environmental stewardship go hand in hand.
