Bender’s Grove is an ambitious reimagining of suburban retail in Spring, Texas, an 8-acre pedestrian-centric district carved from a 25-acre former family homestead. In a corridor dominated by drive-to national brands, the project introduces a walkable, tree-shaded destination that celebrates local businesses, daily needs, and meaningful community life.
Designed as a refreshing counterpoint to conventional development, Bender’s Grove blends experiential retail with ecological restoration to create a place that feels rooted, authentic, and entirely new for the region.

Designs for Long-Term Vision
CultivateLAND played a leading role in shaping the project’s direction from the earliest stages, helping BCS Capital Group navigate the complexities of transforming a wooded homestead into a viable, people-centered district. From analyzing site conditions to understanding constraints and opportunities, the team provided clear guidance that established a strong organizational framework for the entire development. This framework not only respected the land’s natural character but also clarified where density, circulation, open space, and program could be most effective.
By identifying development opportunities early and aligning design decisions with a long-term vision for a more human-scaled environment, CultivateLAND helped turn inherent challenges such as preservation of heritage trees, stormwater demands, and site access, into purposeful, strategic design moves. Throughout the process, the collaboration felt imaginative and genuinely supportive. Workshops and design sessions emphasized shared values, open dialogue, and thoughtful problem-solving, ensuring the client felt confident, informed, and inspired as the project evolved.




Character + Performance
Together with Magic Architecture and Bryne Engineering, CultivateLAND designed a vibrant mixed-use district organized around a framework of preserved and carefully relocated heritage trees. These mature specimens establish an immediate sense of place and continuity, anchoring a network of public spaces that includes an inviting central green, a series of flexible courtyards, and generous patios that can adapt to community events, daily gathering, or outdoor workspaces. A warm, textural material palette reinforces human scale and comfort, creating a cohesive identity across buildings and open spaces.
Integrated green-infrastructure strategies shape both the character and performance of the site. Bioswales and rain gardens are distributed throughout the district to naturally filter and manage stormwater, enhancing habitat while reducing the demand on conventional systems. At the district’s edge, a nine-acre amenitized detention pond extends the experience of the landscape, transforming required infrastructure into a community asset. Framed by native prairie plantings and connected by multi-use trails, the pond links nearby neighborhoods and provides a variety of recreational opportunities, including overlooks, shaded seating areas, and a dedicated dog park, expanding the district’s reach and ensuring it serves as a welcoming destination for residents and visitors alike.





For end users, Bender’s Grove becomes more than a destination, it becomes a point of pride and a daily touchstone. Families can walk or bike from home along safe, shaded routes; linger beneath the canopy of real, mature trees; explore local shops and cafés; and participate in a place that genuinely reflects the character and aspirations of their community. The district offers opportunities for spontaneous gathering as well as intentional connection, supporting everything from casual weekend strolls to seasonal events that bring neighbors together.
In doing so, it delivers a long-missing sense of belonging, inspiration, and connection for this part of Spring. The spaces feel authentic and grounded, inviting people to slow down, spend time outdoors, and build relationships with both the landscape and each other. Ultimately, Bender’s Grove sets a new benchmark for how suburban environments can operate, demonstrating that when designed with people first, these places can support healthier lifestyles, stronger social bonds, and more meaningful everyday experiences.
